We had a great February in terms of sales of townhouses in Port Coquitlam. Even though Greater Vancouver real estate market has cooled off quite considerably, Port Coquitlam townhouses continue to sell well.
To determine the market conditions, analytics use a so-called "sales-to-active listings ratio". For Greater Vancouver in February it was 18%, which defines a balanced market. The same ratio for Port Coquitlam townhouses in February turned out to be 31%, which reflects a very strong sellers' market. In this niche market demand surpasses the supply. The market is in the Seller's favour.
In February we observed a surge in new listings coming on market. That is not something that would ring a warning bell suggesting upcoming changes; we observe similar increases in new listings every February. Traditionally busier spring market is on its way and we are expecting more new listings and more sales during the next few months.
In February it took in average 43 days to sell a townhouse in Port Coquitam. Sale to asking price are in the range of from 88% to 104% with an average number around 97%.
We are approaching a traditionally busy spring market. Most of Port Coquitlam Townhouses are located in family oriented areas, and spring market is the time most families prefer to sell their properties to align their move with the beginning of summer and to coincide with the school year end.
