While residential property sales in Greater Vancouver remained at a 10-year low in July, Port Coquitlam townhouse market is still the Sellers’ market.  


With a sales-to-actives-listing ratio of 23%, conditions favoured  sellers in this marketplace in July. For the sake of comparison, the same number for all Grater Vancouver properties is 11.6%, which indicates the Buyers’ market.

 

Most likely the answer to the question why  Port Coquitlam townhouses market was more active than markets in the other areas is relatively moderate prices and lower dependence on international buyers, whose declined activities seem to affect sales in many Greater Vancouver areas.

 

The composite benchmark price for Port Coquitlam townhouses over the last 12 months has decreased 1.11% to $372,700  and did not change compared to last month.
