How to sell your home

My real estate marketing ideas

There are three important components in the sale of real estate: You, the Seller; Them, the Buyers; and the property.
 
The most important component is for sure You. How soon do you want or need to sell your place? Would you prefer to follow the process of the sale closely and get updates regularly or would you just want to give me keys and ask me to call you only when we have an offer from a qualified buyer? Are you willing to do some work on your home to make it more attractive to a potential buyer (unless it does not need it) or would you rather sell it "as is"? I need to know you, your plans, your expectations of my service and sales proceeds to see how I can be the most efficient for you.
 
The second component is his highness, the Buyer. You might ask why I treasure some Buyer, whom I probably have never even seen before, that much, that I call him or her the highness. Because, he or she is the one who is going to bring you money in exchange for your home, which is called the sale, and that's what we, my dear Seller and I,  both want. That is why my efforts will be focused on first to determine who is our potential buyer, how to reach them and how to make the property sound attractive to them. Young single guy, a family with two kids or a semi-retired couple are looking for different things and for different approach. We'll talk about it when we meet
 
Your home, your sweet home, which soon will become someone else's one. My task is to bring up to Buyer's attention the best your home offers and be ready to answer any questions the potential buyer might ask in respect to the property.
 
What can you expect of me? 
 
Goes without saying publishing on MLS, my web-sites, my office web-site, sign on the property....everybody does it. I would rather point your attention to some  facts, that distinguishes me from my competition:
 
Sign. You saw signs before. I can bet if you drive along your street right now you will see a bunch of red and (or) blue signs along. Usual. Not me. My signs are colorful and bright and, believe it or not, the contact info brightens at night when cars are passing by. I also use QR codes on my signs for the owners of smart phones to be able to access the info on your home just by pointing their cell phone on the sign. For houses I sell, my signs have a special box where I will put brochures on your home that everyone passing by can pick up. For those who likes to text, there is number on the sign texting to which one can get a detailed description of the listings right on their phones. Upcoming open houses are advertized on my signs too.
 
That was quite a long description of what I do in terms of sign on your property. Hopefully you did not find it boring and hopefully your conclusion is that if I am so particular about the sign, I will be like that is all aspects of the sale, which is true. For those, who would like to keep some control over the process and know exactly what I am doing to sell your home, I provide 24 hours access to the internet info-page where I post all my notes in respect to the progress of the sale including comments on showings and open houses. And we will talk at least once a week over the phone to discuss the process, unless your home is sold soner than the first week is over.
 
I can continue and go on and on about marketing tools and gadgets I am about to use to sell your home and all that would be true, but I would like to stop here and say that no tool would substitute a personal attitude, discipline and efficiency, things that I consider myself good at.
