Real Estate Commissions when Buying
"How much will cost me to hire you as my realtor?" is one of the most frequent questions I hear from my clients or potential clients.
If you are buying a residential property in Greater Vancouver area, most likely, you will not have to pay me. Our system is developed in a way that, when property is listed for sale with a licensed realtor, the Seller determines how much a realtor who represents the buyer is paid. In theory, there are circumstances when buyer might have to pay (for example, property is not officially listed and, for some reason, the Seller is not willing to pay my commission), but so far in my career, none of my Buyers ever paid me.
Saying that my service will cost you nothing still assumes that though you are not paying me a fee, the price of my service is included in the purchase price of your property.
Quite often my clients ask me why our system works this way. My best explanation is that there is simply no winner if buyer pays. It means that the money to pay realtor's commission will be taken from downpayment, reduction of which will inevitably reduce your buying power. While, when Seller is paying, the amount of commissions is deducted from the proceeds of the sale and for the Buyer it becomes a part of the mortgage.
